Three distinct eras, three distinct problems

We’ve tested homes across Marion for more than 15 years: in the historic Uptown district, along the 7th Avenue corridor, in the subdivisions east of Highway 13, and out toward Hanna Park and the newer developments near Wanatee Creek. Marion’s housing divides cleanly into three rough eras, and each one comes with its own predictable energy problems.

Pre-1950

Uptown Marion and the original city grid

Bungalows, foursquares, and cottages along 6th, 7th, and 8th Avenues and the side streets branching off Uptown. Solid, character-rich homes — and almost none built with meaningful wall insulation. Attic insulation has often been added in layers over the decades, which sounds good but frequently means old fill is compacted under newer batts, and the whole assembly sits on top of leaky top-plate penetrations that vent warm air straight into the attic. Knob-and-tube wiring in some of these homes also complicates insulation work and needs to be documented before a contractor blows in cellulose.

1960s–1980s

Ranches and split-levels

On the north and east sides of town — Grand Avenue, around Thomas Park, in the older subdivisions off 10th Street and 35th Street. Typical construction: 2×4 walls with R-11 fiberglass, R-19 attics, aluminum-framed sliding patio doors, and original single-pane or early double-pane windows. Many have attached garages with uninsulated walls separating them from conditioned space, and the bonus room over the garage is almost always the coldest room in the house.

1990s–present

Newer subdivisions

East and south of Marion proper, filling in toward Robins and along the edges of town. These homes are generally better insulated and tighter than their predecessors — but “better” isn’t the same as “good.” We regularly find disconnected or poorly sealed duct systems in unconditioned attics, bath fans dumping moist air into soffits, and builders-grade construction that would have tested poorly against modern energy codes if anyone had bothered to test it at the time.

A Marion case

The split-level that wouldn’t stay warm upstairs

A homeowner in a mid-1970s split-level off Marion Boulevard called because the upstairs bedrooms were always 6–8 degrees colder than the main level in winter, regardless of thermostat setting. They’d already replaced the furnace. They’d already had a duct cleaning. Someone had suggested a second zone — another several-thousand-dollar project.

The audit told a different story. The blower door showed heavy air leakage concentrated in the upper level, and infrared imaging revealed the cause: the kneewalls flanking the upstairs bedrooms were insulated on the vertical face, but the back sides — exposed to the vented attic space behind them — were uninsulated and unsealed. The floor cavities under the upstairs rooms were also open to that same attic space at their outer edges. Warm air from the main floor was being pulled up through those cavities and dumped into the attic all winter.

The fix was dense-packed cellulose in the floor cavities, rigid foam against the back of the kneewalls, and air sealing at every penetration — under $5,000 total. The second zone was unnecessary. The homeowner sent a note the following February saying the upstairs was finally comfortable for the first time since they’d bought the house.

This is a very Marion-specific problem. Split-levels and 1.5-story homes of that era are common here, and the kneewall issue shows up in a majority of them.
