The spread comes down to what’s included. A walk-through visual inspection is cheap but limited. A diagnostic audit adds blower door testing to measure air leakage, a room-by-room inspection, and a prioritized report of fixes ranked by payback.

That’s the difference between “your attic could use insulation” and knowing exactly where your house leaks and what fixing it is worth.

Free options exist. Green Iowa AmeriCorps and Clean Energy Districts of Iowa offer free or low-cost audits for income-qualified households, and some utilities offer free walk-through assessments. They’re typically less comprehensive than a paid diagnostic audit — but worth checking if you qualify.
